Police are treating this morning's blaze at a Biggera Waters apartment complex as suspicious.
Emergency crews were called to East Quay Drive around 4:20amwith reports of an explosion and smoke issuing from the basement, and arrived to find a big blaze in the underground car park.
Fire fighters battled the flames while police evacuated residents from the six storey building.
No one was injured but four cars have been destroyed and the building sustained extensive damage.
Investigators believe the fire may have been deliberately lit using an accelerant.
A crime-scene has now been set up.

Fire crews were called at 4:15 on Monday morning and raced to the building on East Quay Drive, where they found three cars fully ablaze in the underground car park.
They had the fire out and gave residents the all clear about an hour later.
The scene was left in the hands of Queensland Police, with fire investigators called in to look into the cause of the flames.
